Granite Flooring: Built for Performance, Designed for Impact
Natural granite flooring has been the material of choice for prestige buildings for centuries. From ancient temples to modern corporate headquarters, no other flooring material matches granite's combination of durability, visual depth, and long-term value. For architects, contractors, and property developers specifying floor finishes, granite delivers a lifecycle measured in decades — often outlasting the building itself.
This specification guide covers everything professionals need to select, specify, and install granite flooring for both commercial and residential applications in South Africa and export markets.
Why Specify Granite Flooring?
The case for granite flooring is strongest in high-traffic, high-visibility environments where the floor surface must perform under stress while maintaining its appearance over many years:
- Durability — Granite rates 6-7 on the Mohs hardness scale. In commercial lobbies, retail environments, and public buildings, granite floors routinely last 50-100+ years with minimal maintenance.
- Low lifecycle cost — While the upfront cost exceeds carpet, vinyl, or ceramic, granite's maintenance costs are negligible and replacement is rarely needed. Over a 30-year building lifecycle, granite is often the most cost-effective flooring option.
- Aesthetic permanence — Natural granite does not fade, discolour, or wear through. A granite floor installed today will look substantially the same in 50 years.
- Hygiene — Polished granite is non-porous, easy to clean, and does not harbour bacteria, dust mites, or allergens. Specified in hospitals, laboratories, food production facilities, and clean environments.
- Property value — Natural stone flooring is consistently identified by property valuers as a premium feature that adds measurable value to commercial and residential properties.
Granite Flooring Formats
Granite floor tiles are available in a range of standard formats. The choice of format affects the visual character of the floor, installation complexity, and cost:
Standard Tile Sizes
- 300 x 300 mm — Traditional format, widely used in residential applications and smaller commercial spaces. More grout lines create a busier visual pattern.
- 400 x 400 mm — A versatile middle ground used across commercial and residential projects.
- 600 x 300 mm — Rectangular format for contemporary linear layouts. Creates directional flow in corridors and circulation spaces.
- 600 x 600 mm — Large format preferred for commercial lobbies, retail spaces, and modern residential interiors. Fewer grout lines create a cleaner, more expansive visual effect.
- 800 x 800 mm and above — Premium large-format tiles for flagship commercial projects. Require specialist installation equipment due to weight.
Thickness
- 10 mm — Lightweight tiles for wall cladding or renovation projects where floor build-up height is constrained.
- 15-20 mm — Standard thickness for interior floor tiles. 20 mm is the most commonly specified for commercial applications.
- 30 mm — Heavy-duty specification for high-traffic areas, vehicle zones, and external applications requiring additional structural strength.
Surface Finishes for Floor Applications
The finish selection directly affects slip resistance, aesthetics, and maintenance requirements:
Polished
High-gloss reflective finish that maximises colour depth and creates a premium appearance. The standard choice for commercial lobbies, reception areas, and upmarket residential interiors. Polished granite can be slippery when wet, so it is primarily recommended for interior dry areas. Where polished granite is used in potentially wet environments, specify with anti-slip treatment or use in combination with entrance matting systems.
Honed
Smooth matte finish with improved slip resistance compared to polished. Increasingly popular for contemporary commercial and residential projects. Suitable for bathrooms, transitional zones, and areas where a subtle, sophisticated floor is desired.
Flamed
Rough-textured finish with excellent slip resistance. The standard specification for external paving, pool surrounds, ramps, and any area regularly exposed to water. Flamed granite slightly lightens the stone colour.
Bush-Hammered
A heavily textured finish created by mechanical impact, producing a rough surface with excellent traction. Used for external public areas, pedestrian plazas, and commercial environments requiring maximum slip resistance. Creates a more rustic aesthetic.
Sandblasted
A uniformly textured finish for external applications. Provides consistent slip resistance with a neutral aesthetic. Commonly specified for public realm projects and commercial exterior paving.
Specifying Granite for Commercial Flooring
Commercial flooring specifications must account for traffic volumes, load requirements, and maintenance regimes:
Traffic Classification
Granite is suitable for all traffic classifications, including heavy commercial and public spaces. When specifying for high-traffic environments (shopping centres, airports, transit stations), consider:
- Minimum 20 mm thickness for standard commercial applications
- 30 mm minimum for areas subject to trolley traffic, wheeled equipment, or point loads
- Flamed or honed finishes for areas where wet conditions are possible
Load Ratings
Granite's compressive strength (typically 180-260 MPa for Rustenburg granite) far exceeds the structural requirements of any commercial flooring application. The critical factor is the substrate and adhesive system, not the stone itself. Ensure the substrate is designed to support the combined dead load of the granite tiles plus any live loads.
Movement Joints
Natural stone floor installations require movement joints to accommodate thermal expansion and structural movement. Follow SANS 10107 or BS 5385 guidelines:
- Perimeter joints at all walls and fixed elements (minimum 10 mm)
- Intermediate movement joints at maximum 6 m centres in both directions for internal floors
- Maximum 3 m centres for external applications exposed to temperature variation
- Fill joints with flexible sealant, not rigid grout
Specifying Granite for Residential Flooring
Residential granite floors offer the same durability advantages on a smaller scale:
- Entrance halls and passages — High-traffic residential zones where granite's durability is most valuable. Polished or honed finishes.
- Open-plan living areas — Large-format polished granite creates a seamless, luxurious floor that flows between kitchen, dining, and living spaces.
- Bathrooms — Honed or flamed granite for slip resistance. Granite's moisture resistance makes it ideal for wet areas.
- Outdoor entertainment areas — Flamed granite for covered patios, braai areas, and pool surrounds. Provides continuity between indoor and outdoor living spaces.
Underfloor Heating
Granite is an excellent conductor of heat and works efficiently with underfloor heating systems. Its thermal mass means the floor retains warmth after the heating system cycles off, reducing energy consumption. Specify a flexible adhesive system suitable for heated substrates.
Installation Standards
Proper installation is critical for a granite floor that performs over its full lifecycle:
- Substrate preparation — The screed must be level (within 3 mm over 3 m), fully cured (minimum 28 days for sand-cement screeds), and free of moisture.
- Adhesive — Use a polymer-modified flexible adhesive rated for natural stone. Back-butter the tiles and apply adhesive to the substrate for full coverage (no hollow spots).
- Calibration — Specify calibrated tiles (ground to uniform thickness) for consistent installation and minimal lippage between tiles.
- Grout — Cementitious grout for standard applications; epoxy grout for commercial kitchens, food areas, and wet environments.
- Sealing — Apply a penetrating impregnating sealer to polished and honed tiles. Flamed and textured finishes generally do not require sealing.
